Welcome to the August edition of “The Hammer Report”.

August is traditionally a challenging month as the slumber of winter can a ect people’s enthusiasm to have their property on the market when it’s dark and cold, however those that bucked tradition have been well rewarded with some outstanding results.

Buyers have been plentiful, number of bidders per auction has tipped just over two which in any market conditions is an outstanding result, even though the results of properties sold under the hammer over winter (June – August) slipped to 38% we still witnessed a sale rate within 35 days at 85%. These statistics are a result of over 44.8 million dollars of property o ered, with a state market average of 77 days* auctions are clearly playing their part as the most successful method to achieve a premium result (85% is comparable to results in Victoria and Sydney).

As we move out of winter mode and stock levels rise it’s vital to remind your sellers we’re in a Sellers v Sellers® market, that is, their competition is other sellers and they need to ensure their home is rst choice in the market to the quali ed buyers and the only method to achieve this is Auction.
